钢琴/器官
Pianos must be moved with great care. Damage to the apartment or building during moving becomes the resident's responsibility. To have a piano in any apartment other than a ground floor apartment, you must hire a professional moving company that carries liability insurance to move the piano into the apartment and out of the apartment. A copy of each receipt from the moving company must be placed on file at the 大学公寓 office. If you do not present us with a receipt you will be fined $150 for moving the piano into the apartment and/or moving it out of the apartment. (手册，第12页)
家具除
The 大学公寓 office will remove any beds (which includes both the mattresses and the frames) upon request of the resident for a one-time fee of $15/bed. All other furniture MUST stay in the original apartment. "Absolutely no exchange of furniture or equipment between apartments is permitted." (手册，第12页 & 15)
空调
Personal air conditioners may be used. An extra monthly charge of $20 for electricity will be added to apartment rent during the months of June, 七月和八月. The charges will be incurred whether the air conditioner is used or not. If you are not going to be using it and do not want to pay the extra cost then you must remove the air conditioner from your window. Installation and removal are the responsibility of the resident. Put the window you remove in a safe place so that it may be reinstalled when you remove your air conditioner. Damages incurred are the resident's responsibility. Do not remove any glass from the window. Units requiring 220 volt circuits may be used in Garland apartments only. Beechwood and Maplewood Courts will handle 115 volt units only. (手册，第12页)
电器
Personal washers, dryers or dishwashers, etc., are not permitted in the apartments (See Extra Charges, 手册，第15页). A freezer or extra refrigerator may be kept in apartments only by prior arrangement and for an additional monthly fee of $10. (手册，第15页)
租金支付
Rent is charged from the day you take occupancy until, 并包括, the day the keys are returned to the 大学公寓 office. In addition to the Security Deposit and non-refundable cleaning fee, the first month's rent is required before the keys are issued. Rent for the first and last months of residency is prorated on a daily basis. (The first month's rent is not prorated if you have agreed to an 第三方托管 账户. Rent will be prorated at the end of your residency.)
The 大学公寓 office does not bill for rent. Your Lease Agreement is your notice that rent is due the 1st of each month. Timely rent payment is the resident's responsibility. Payments may be with cash, 检查, or money order at the Cashier's Office (in the basement of the Administration Building) or online with a credit/debit card (There is a 2.85% convenience fee incurred for using a card of any type) or electronic 检查 (this is FREE). A $30 late fee is charged if rent is not received by 5:00 p.m. (at the Cashier's Office) or 11:59 p.m. (online) on the 10th of the month (5:00 p.m. (at the Cashier's Office) on the 9th or 11:59 p.m. (online) if the 10th is on a Friday). If the 10th falls on a weekend, the following Monday is the cut-off date. Make 检查s payable to 大学公寓. Rent may be paid (1) in person at the Cashier's Office during office hours, (2) online with a credit/debit card or electronic 检查, or (3) by mail so that it arrives at the Cashier's Office before the 10th of the month, 寄给:

Management reserves the right to utilize legal services to recover unpaid rent and/or regain possession of the rental unit for any breach of the Lease Agreement. (手册，第2页)
宠物
对不起，宠物不得入内! They must NOT be brought to the apartment area or to any houses, inside or outside. Violation of this policy is a breach of contract which will result in a charge (See Extra Charges, 手册，第15页) and may cancel your right to residency. Residents must prove that the animal is not on the premises in order to remain in the apartment or house. (手册，第5页)
